Planning Approval

Planning seeks to guide the way our towns, cities and countryside develop. This includes the use of land & buildings, the appearance of buildings, landscaping considerations, highway access and the impact that the development will have on the general environment.
Most new buildings or major changes to the existing building require a Planning Permission from the Local Authority. Following our free initial consultation, we will be able to advise our clients if the Planning Consent is required for the proposed development or not. There are certain developments which do not require Planning Permission and can be done within Permitted Development Rights.

Building Regulations Approval
​
Building regulations set standards for the design and construction of buildings to ensure the safety and health for people in or about those buildings. They also include requirements to ensure that fuel and power is conserved and facilities are provided for people, including those with disabilities, to access and move around inside buildings.​
Building regulations are minimum standards for design, construction and alterations to virtually every building.

For many types of building work, separate permission under both regimes (separate processes) will be required. Building regulations approval is different from planning permission and you might need both for your project.

Without Building Regulations Approval for the proposed work, you won’t have the certificates of compliance you may need when you want to sell your home.

The detailed drawings that we prepare are of very high standard and will comply with the current regulations as required.
